Why Brokers, LITs, and Professionals Work With Us

Assadi Private Capital is a direct private lender specializing in mortgage and real estate-secured financing solutions across Canada. Our lending model is designed to serve regulated professionals, licensed mortgage brokers, legal practitioners, insolvency trustees, and restructuring advisors, who require access to fast, flexible, and practical private capital for clients whose circumstances fall outside the parameters of traditional bank financing.

We do not operate as a brokerage. We do not lend directly to the public. And we do not solicit borrowers referred to us by professionals. We exist to serve a defined function within the Canadian financial ecosystem: to provide short-term, asset-based financing where timing, structure, or borrower profile makes institutional approval either impossible or impractical. In a landscape increasingly dominated by inflexible underwriting policies and slow-moving investor committees, we provide a direct, execution-oriented alternative.

The professionals who work with us tend to do so for three core reasons: clarity, reliability, and alignment. They are not simply seeking a lender who can say “yes” to a file that a bank has declined. They are seeking a counterpart who can review the file quickly, make a decision that reflects practical judgment, and execute the transaction without delays, policy escalation, or reputational risk. We do not evaluate files based on formulas or fixed criteria. We evaluate them based on their logic, their legal soundness, the quality of the collateral, and the credibility of the borrower’s intended exit.

We are comfortable working on files that present a degree of structural complexity, legal nuance, or underwriting friction. This includes transactions involving properties valued under $100,000, borrowers who are presently in a consumer proposal or recently discharged from bankruptcy, properties with deferred maintenance or atypical zoning, estate sales or probate files with interim liquidity requirements, holdover tenancies, foreclosure exposure, and borrowers who are self-employed or between income sources. We consider first and second position mortgages across residential, commercial, mixed-use, and certain vacant or infill land scenarios. Where permitted, we also consider third position financing. We fund both owner-occupied and investment properties, with a focus on short-term durations, typically six to twelve months, interest-only.

We are particularly well-suited to professionals who need timely execution. We generally issue term sheets within 24 to 48 hours of receiving a complete file summary, and we are able to fund within five to seven business days once standard closing requirements have been met. Our review process is managed internally and led directly by decision-makers. We do not defer to investor boards or committee timelines, and we do not engage in extended dialogue once a file is clearly outside our lending scope. This decisiveness is one of the core reasons professionals return to us. We aim to respect the time and judgment of those who refer us business.

Equally important is the way we structure our relationships. We maintain a strict policy of working only through professionals. We do not pursue clients directly, and we do not remarket to individuals or entities once a transaction has been completed. We understand that trust is the basis of most professional relationships and that it must be demonstrated through conduct, not just stated in principle. Our view is that a private lender is not simply a provider of funds, but a participant in a process that carries legal, financial, and reputational consequence. We take that role seriously, and we aim to act accordingly.

We also maintain a high level of regulatory awareness. While we are not a bank or deposit-taking institution, we operate with a disciplined internal framework that reflects applicable Canadian laws and industry standards. This includes compliance with anti-money laundering legislation, proper documentation of borrower and guarantor identity, review of fund source declarations, and cooperation with legal professionals and trustees during complex proceedings. Our role may be narrow in financial terms, but it is carried out with institutional-grade care and attention.
