Commission Advance Overview

• Loan amount: Minimum $3,000; up to $20,000 or 70% of net commission, whichever is lower

• Term structure: Interest-only; no monthly payments; full repayment at closing

• Interest rate: 1.8% per month (calculated monthly, not compounded)

• Funding timeline: Typically within 1-3 business days of approval and documentation

• Repayment: Deducted directly from commissions held in trust and disbursed by the brokerage

Eligibility Criteria

Commission advances are available to licensed real estate agents and brokers who meet the following standards:

Deal Requirements:

• Sale must be firm and unconditional

• Closing date must be within 60 calendar days

• Property must be located in a major Canadian urban market (e.g., Greater Vancouver, Toronto, Calgary, Edmonton, Ottawa) with strong closing reliability

Borrower Requirements:

• Licensed in good standing with the relevant provincial regulator (e.g., RECO in Ontario, BCFSA in British Columbia)

• Minimum of two completed real estate transactions in the preceding 12 months

• No unresolved disciplinary history, commission-related disputes, or active litigation involving clients

Required Documentation:

• MLS listing associated with the transaction

• Fully executed Agreement of Purchase and Sale (APS)

• Commission summary or fee schedule issued by the brokerage

• Approval from the brokerage, and their confirmation of expected commission payout and timing

• Confirmation that the commission is held in trust and not subject to dispute or conditionality

• Confirmation that the financing condition, if any, has been waived or satisfied

Exclusions

We do not advance funds in the following circumstances:

• Conditional or non-firm sale agreements

• Private transactions not listed on MLS

• Deals without financing secured (unless all-cash)

• Commission disbursements scheduled beyond 60 days

• Borrowers with prior commission advance defaults or unresolved legal issues

• Files involving material litigation or financing uncertainty on the part of the buyer
