Assadi Private Capital works exclusively with licensed mortgage brokers and agents to provide short-term, real estate-secured private financing across Canada. We do not solicit business from borrowers directly. We do not market to the public. And we do not operate as a brokerage. Our sole function is to support regulated intermediaries who require access to fast, flexible capital when institutional lenders are unwilling or unable to fund.
We are a direct lender. We use our own capital. We are not a MIC, and we are not dependent on outside investor approval or internal committee review. Our lending model is built for execution. We issue commitments quickly, often within 24 to 48 hours of file review, and fund transactions as soon as documentation and legal readiness permit. Brokers who work with us do so because we provide clear answers, practical structuring, and reliable timelines.
We understand the brokerage business. You are not looking for partners who impose extra layers of process, restrict your commissions, or compete for your client relationship. You are looking for a lender who respects your time, responds promptly, and gives you full control of your file. We are that lender. We pay brokers fairly, do not require exclusivity, and never contact your client outside of the funding process.
Most of the files we fund involve real estate deals that fall outside the conventional mortgage system. The reasons vary, sometimes it’s credit, sometimes income, sometimes timing, complexity, or property condition. Our value is that we lend when the deal makes sense, regardless of whether it fits a bank’s template.
We frequently fund transactions involving:
• Properties under $100,000 that MICs or banks won’t review
• Clients in a consumer proposal or recently discharged from bankruptcy
• Self-employed or commission-based borrowers without standard income proof
• Real estate with cosmetic or structural deficiencies, including mobile homes, fire damage, or deferred maintenance
• Probate, estate administration, or litigation-linked financing
• Residential, mixed-use, or commercial assets with clear title and reasonable resale value
• Bridge loans, equity takeouts, and short-term pay-outs of arrears or foreclosure risk
We offer 1st and 2nd mortgages, interest-only, generally for 6 to 18 months. We are willing to entertain 3rd position in certain jurisdictions and cases. Our typical loan size is $30,000 to $500,000, though we consider smaller or larger amounts depending on asset class and geography. We lend across Canada, with particular focus in Manitoba, Alberta, Atlantic Canada, and secondary markets in Ontario and Saskatchewan.
We work quickly and decisively. When you send us a deal summary, we will provide a clear response within one to two business days. If we decline the deal, we will do so respectfully and without delay. If we issue terms, we stand by them, provided that your file matches the submission and no material issues are uncovered during due diligence.
We are not a rate-based lender. We are a solution-based lender. That means we are most effective in scenarios where speed, certainty, or structure are more important than cost of capital. If your client is fixated on pricing, and they have time to shop the deal broadly, we are likely not the right fit. But if your client needs a committed, private lender who can fund a practical transaction without delay, we are prepared to move.
We value our broker relationships and do not impose restrictive conditions. You are free to send us files selectively. We do not require referral exclusivity or volume minimums. We pay broker fees as instructed on the commitment, and we do not interfere in how you price, manage, or present your file. Our view is that the broker should remain in control of the transaction at all times.
